Markets:  Prefer core or core plus assets in primary markets with a focus on New York City, Washington D.C., Boston and New Jersey. 

Size: Minimum 100 units

$20 Million to $300 Million (Inner Cities)

$20 Million to $200 Million (Suburban)

Prefer all-cash transactions, but may consider the assumption of existing financing. 

Will consider a joint venture with the current ownership retaining leasing and management.

  •  Garden-style, mid-rise and high-rise communities. 
  • New York City, Washington D.C. & Boston properties of any vintage.  Suburban properties less than 15 years old. 
  • Minimum Occupancy - 90%. Will consider lower occupancy on properties requiring renovation if the property is well located and is a value enhancement opportunity. 
  • Prefer high quality, well maintained properties, but will consider some deferred maintenance or renovation on properties if well located and are value enhancement opportunities.
